How it started

Owner A first contacted us in early 2022, already considering selling. 6 out of 8 units were vacant; income was at 25% of potential. The previous management company had stopped proposing solutions, and the owner had nearly given up.

The improvement process

We started with area analysis, presenting nearby demographics and rental market data. The major pivot — from singles to families — was supported by clear evidence, which we walked through together.

We executed light interior refresh, professional photography, and rent rebalancing within 3 weeks. Within one month of relisting, 4 units had applications, and by 6 months occupancy reached 87%.
